Hi, since I do have one of those landlords from hell, I do not want to give her any reason more to keep my money. I am trying to clean a section of wall where there are black marks from a chair and it is overall polluted with dust and soot. It appears that she used non washable paint (stucco paint contraption used here). Does anyone know how to clean these?

Paint, my nemesis here ! The only way IMO is to get some touch up paint. You can probably get away with just getting plain white gesso. You may want to use a damp rag first to get rid of the darker marks.
you can also sand down the wall with some fine sand paper - this may be easier than trying to scrub the wall (but dusty) - then just a quick coat of tempera and you are set.

I agree with KEL, our downstairs hallway in the condo, has a window open to the street, they wiped it down with a dry feather duster to get the dirt off the walls ( made a world of difference) and then did a layer of tempera paint!
if you need to sand,, then dust well,and then paint!
Buy some friends a beer and I bet you can get it done fast!
Hi All, thanks for the replies. I called an "expert" in and he is going to take care of that tomorrow morning. I did not want to risk creating more of a mess, knowing my landlord's behavior. He is also going to fix the shutters slightly so they close a bit better, though, he said there is absolutely nothing wrong with them as they are. And he is going to fix a chair that has been broken at least 3 time that my landlord insists that I broke it. All for the half day price of 125 €. Not bad for peace of mind.

Well, the operator came today, did what other people said. He sanded, then dusted, then painted. I cannot tell the differnce. He also "fixed" the shutters by oiling them and placing a ring on one of the hinges. They close perfectly now, not that they didn't before, but there is no rubbing.

Why, thank you. If my landlord makes up more things, then I can count on you. The place is empty now and my landlord thinks I am leaving Italy on Wednesday. Ooppps, I didn't tell her I am living with my girlfriend now. I am supposed to hand back the keys tonight to the agency and they better have a letter stating everything is okay or there is damage and a check. If not the good old Guardia di Finanza and my lawyer are going to tear her apart.
